Our full range of services and fees are discussed before our appointment as Letting Agent, and confirmed in writing at the time of our instruction. They are dependent upon the type of service required by the Landlord, the style and rent of the property and its contents, and can be individually ‘tailor-made’ to suit all Landlords’ requirements. Drewery property services offer Landlords the following services:
Option 1: Tenant Introduction Only
Ideally suited to the experienced Landlord with some Legal and Property Management knowledge in Residential Lettings sector. It is recommended that Landlords who use this service should live close to their investment and do not operate a busy work schedule. Find out more by contacting a member of lettings department.
Option 2: Lettings Service (Interim Management)
Ideally suited to a Landlord who lives near to his investment and is happy to liaise with his tenants directly on all maintenance issues. Find out more by contacting a member of our lettings team.
Option 3: Full Management Service
All services included in the Letting Service as above, plus handling the maintenance of property, Safety compliance inspections, and payment of outgoings (as instructed).
Ideally suited to the Landlord who does not want any involvement in the lettings and management of their investment property.
Landlords selecting our full management option will be assigned a Property Manager who will look after the day-to-day management of the property and liaise with the tenants. Our Property Managers aim to take care of everyday maintenance issues and offer a Landlord complete peace of mind.
Drewery’s comprehensive Full Management Service covers everything from finding and qualifying a tenant, drawing up the tenancy agreement and inventory to looking after the property during the tenancy and serving the correct notices at the end.
Overseas Landlords Specialist Service (incorporating Full Management Services)
Drewery property services manages a large number of properties belonging to overseas landlords and offer a number of extra services to accommodate overseas clients. The use of internet and e-mail means that we can keep any Landlord up to date on their investment and provide peace of mind knowing that the property has been entrusted into our hands. Monthly Statements of income and expenditure are e-mailed to the landlord and annual statements for tax purposes are made available to the Landlord and their nominated accountant. Advice and assistance is provided regarding obtaining the necessary Tax Exemption Certificate, and in the event that this is not applicable, we will deal with the necessary Tax deductions on behalf of the Landlord and pay them over to the Inland Revenue. An annual statement is provided to show the amount of Tax already paid, so that this can be reclaimed where appropriate.
